Your role
Based in our London HQ with required visits to various locations, you will operate as the Senior Project Manager for education sector projects. This role is client-facing, requiring effective leadership to manage relationships and ensure timely, high-quality outcomes.
You will oversee the preconstruction process from RIBA Stage 2 to 4, lead the planning process, engage with various external stakeholders, and negotiate the contract sum with the client. During construction, you will be responsible for maintaining client relationships, administering contracts, and providing support to the site manager.
- Act as the main point of contact to the client and their advisors on the project
- Oversee the preconstruction process from RIBA Stage 2 to RIBA Stage 4
- Lead client and design team meetings. Understand the client brief and budget. Lead the external design team to develop a design that aligns with the client’s brief and budget
- Negotiate fees with external consultants. Manage change control during preconstruction in accordance with the Reds10 process. Coordinate with the Reds10 Commercial Manager to update project cost plans and internal Reds10 project budgets
- Coordinate with the Reds10 Commercial Manager to develop the construction procurement strategy, build the contract sum, and procure the construction phase, in accordance with the Reds10 process
- Lead the Reds10 external consultant teams to prepare and achieve planning permission for the project, including discharging planning conditions
In addition to your project-focused tasks, you will also have the opportunity to work on bids and take on line management responsibilities, furthering your growth and career progression within Reds10.
Key skills/qualifications
- Degree in Construction Management, Project Management, or related discipline/ or equivalent work experience
- Member of APM/RICS/CIOB or equivalent professional organisation, or actively working towards membership
- Established senior project professional, having worked as either a Project Manager at a consultancy, or as a Preconstruction Manager at a contractor. Construction Manager’s with strong preconstruction experience will also be considered, as will individuals from a client background
- Experience of working throughout all project stages from inception through to the end of defects period
