Reds10 has delivered a 2-storey Single Living Accommodation (SLA) block for the RAF’s Cosford station. The building provides 50 modern en-suite bedrooms alongside shared kitchenettes, communal areas, equipment storage, and laundry facilities, significantly enhancing the living environment for RAF personnel. The Reds10 team successfully installed all 68 modules on-site, completed the ‘zip-up’ process and finished the interiors in just 20 weeks, making this our quickest programme to date.
The Challenge
RAF Cosford required the replacement of an existing accommodation block with a new 50-bedroom Single Living Accommodation (SLA) facility, delivered within an exceptionally compressed programme. The Defence Infrastructure Organisation (DIO) required the building to be completed within a year of main contract award, placing significant time pressure on design, manufacturing, demolition and construction.
A key challenge was the demolition of the existing Salmond Block before construction could begin. Early project stages required extensive coordination of environmental and site investigations, including bat and asbestos surveys, with any delays having the potential to significantly impact the overall programme. Close collaboration between project partners was needed to maintain progress while keeping up with statutory requirements .
The project was also delivered within a live RAF environment, where security protocols required careful planning and personnel clearance requirements. Alongside these challenges, the new accommodation needed to achieve ambitious sustainability targets, including a DREAM Excellent rating and Net Zero operational carbon performance.
The Solution
To meet the project’s accelerated programme, Reds10 utilised its industrialised construction approach, with approximately 85% of the building being produced at the Reds10 manufacturing facility in Driffield. This significantly reduces on-site construction activity, improving quality control, and enabling rapid installation. The Reds10 team successfully installed all 68 modules on-site, completed the ‘zip-up’ process and finished the interiors in just 20 weeks, making this our quickest programme to date.
Close collaboration with the Defence Infrastructure Organisation (DIO), RAF Cosford stakeholders and specialist consultants enabled the team to successfully coordinate demolition, environmental surveys and site activities within a live, secure operational environment, ensuring programme certainty and a smooth project delivery.
To support the MOD’s sustainability and resilience objectives, the design incorporates:
- Air Source Heat Pumps.
- Solar PV.
- Smart Building Management System supplied by our sister company Thrive AI.
- Biodiversity improvements and soft landscaping including the addition of the Jubilee garden created a biodiversity net gain (1.63% Net gain in area units).
- Low carbon materials and waste reduction. 261 tonnes of waste were diverted from landfill during this project.

The Result
The completed building delivers modern, sustainable accommodation for RAF Cosford personnel, with 50 high-quality en-suite bedrooms alongside communal facilities designed to support comfort, wellbeing and everyday living.
The project achieved a DREAM Excellent rating and Net Zero operational carbon performance, with renewable technologies and low-carbon design measures contributing to an A+ energy rating and strong whole-life sustainability outcomes.
Through extensive offsite manufacturing and close collaboration between all stakeholders, Reds10 successfully delivered the build within an accelerated programme, creating a future-proof accommodation asset while minimising disruption to base operations.
