MOD Trenchard Lines required a significant uplift to its accommodation infrastructure to support Army personnel across a multi unit, live training and operational environment. Reds10 is delivering a programme of four new Single Living Accommodation (SLA) buildings and a substantial refurbishment of the existing Officers’ Mess, creating 221 modern, energy efficient, and purpose built bedspaces.
The new accommodation replaces legacy SLA buildings that suffered from poor thermal performance, inefficient layouts, limited privacy, and outdated facilities. The upgrade supports improved living standards, operational capability and long term sustainability across the estate.
The overall programme includes:
- Two 2‑storey Junior Ranks blocks (41 personnel each)
- One 2‑storey Officers’ Mess (49 personnel)
- One 3‑storey Warrant Officers & Senior Ranks block (69 personnel)
- Refurbishment of the existing Officers’ Mess to create 21 new single‑occupancy ensuite rooms
Low Carbon, Modern and Efficient
The new buildings are designed to meet stringent MOD Net Zero in operation requirements and embodied‑carbon thresholds. This is achieved through:
- High‑efficiency ASHP systems
- Renewable energy generation through PV
- SMART BMS integration to optimise environmental conditions
- Low‑carbon material selection and design principles
- Intelligent room automation systems to reduce energy waste
- Real‑time leak detection for water conservation
These features significantly reduce operational energy use while improving thermal comfort and building performance.
Delivering on a Complex, Live Military Estate
Trenchard Lines is a busy, active Army site with significant existing infrastructure. The project required careful coordination of site access, logistics and phasing, alongside management of legacy utilities and interface points across the estate.
Reds10’s modular approach minimises disruption and speeds up delivery, with the majority of works completed off-site.

Reds10 has now installed two new SLA buildings, with two still to come as well as the full Officers’ Mess transformation.
This multi-building programme ensures continuous improvement of the site while maintaining Army operations throughout.
